Walk or bike to shopping, restaurants and the Town of James Island Town Hall. Simpson's Creek is tidal with no water at low tide. The owner only used the creek for kayaking. Per the owner: It's a 30 min paddle to the sunset and view of the bridges and steeples in town. To paddle under the James Island Creek bridge and into the larger channel of the harbor, another 1.5 hours. There is a 5 hour window of getting the kayak in and back but they'd have to go out on low incoming tide and return on a low outgoing tide. You could reverse it. Keep in mind that some tides on some days are higher than on other days. And some kayakers are faster than other kayakers. Also, do you want a restful journey or a marathon race? There are a lot of factors to consider when giving estimates. The buyer should confirm details they deem important concerning the navigability of Simpson's Creek.
